The Site

Enterprise and Discovery House are located within Vision Park in Histon

Located within Vision Park, a well-established business park in Histon, the site offers excellent transport links via the A14 and guided Busway.
The park hosts a diverse mix of life sciences, tech, and professional services businesses, benefiting from its position within Europe’s largest science cluster.
The site is easily accessible by bus, cycle, and rail, with regular connections to Cambridge North and Cambridge stations.

The redevelopment of Enterprise and Discovery House will provide high-quality, flexible lab and office space tailored to the needs of emerging and scaling life sciences and tech companies, delivering meaningful benefits for the local community and economy, while strengthening Vision Park’s role as a centre for innovation.
The new development will feature a sustainable and landscape led design approach, that will create a new low carbon building within a welcoming green environment, sensitive to its surrounding context.

Sustainable, low-carbon buildings & biodiversity enhancement

The proposals aim for BREEAM Excellent and WELL Gold certification, prioritising energy efficiency, air quality, and long-term carbon reduction. The new building will be fully electric and fossil fuel-free, featuring rooftop solar panels, EV charging stations, and smart controls to manage energy demand.
The proposals take a landscape-led approach to significantly enhance green space across the site, with:
  • New planting and tree retention
  • Green infrastructure
  • A 10% biodiversity net gain through native planting, pollinator- friendly hedgerows, and green/brown roofs
  • New landscaped areas which will soften the site’s appearance
  • Spaces for informal interaction which promote wellbeing

Social value & community benefits

Social value is embedded into the proposals, including enhanced cycling facilities, end-of-trip amenities, and improved access across the site.
The development will support local employment, apprenticeships, and skills development during construction and operation.
High-quality lab space will support emerging companies in life sciences and technology, helping to retain jobs and investment in the area.
